The Selling Process With Lukas

Lukas will provide you with a comparative market analysis outlining where we are in the market right now. From here, he’ll determine the best strategy to implement in pricing your property.
Lukas will prepare the necessary documentation and discuss the terms of the agreement with you. He will set up a lockbox for viewings, install signs, and take measurements of the property. He will also create a pre-inspection report if necessary and order a status certificate. Lukas will get your home ready to look its best with cleaning and staging, all to professionally market your property.
This is the first and most lasting impression your home will create, it builds colouring perceptions of the interior. Re-paint faded and worn exteriors, trim up your lawn and garden and spruce up any potential eye sores with fresh flowers or plants.
Walls can be a key selling point for Buyers trying to visualize the house as theirs. Ensure all knobs, doors, and switches are in good working order. Simplicity is key! De-clutter counters and cabinets, this will allow buyers to have the best possible perspective on how easily this home will accommodate their belongings.

The Buying Process With Lukas

Lukas will discuss your budget with you based on your mortgage approval rate and identify the costs associated with it. These costs include lawyer fees, land transfer taxes, home insurance, maintenance fees (for condos), and potential upcoming costs with a house.
You will sign a buyer representation agreement contract with Lukas and he will be your realtor. This contract protects both you and Lukas, and it ensures that you will receive Lukas’ best efforts in finding you your perfect home.
Lukas will send you new listings daily as they come out, within your specified dream home criteria. When you see properties that stand out to you, he will schedule viewings for you to walk through and visit your potential new home.
Lukas will prepare the documentation necessary to make an offer and will stand for you through price negotiations. He will review home inspections and status certificates to make sure that you know exactly what you are buying and will work to ensure that the conditions of your offer are fulfilled. Finally, he will deliver the deposit cheque to the listing brokerage, which is typically 5% and required within 24 hours of your offer’s acceptance.
